The Columbine Knolls South II (CKSII) Homeowners’ Association has many resources available for your review to assist in making an informed buying decision. Potential buyers and real estate agents are encouraged to review the information available and ask questions about the community. We are glad you are considering making CKSII your home and want to provide you with the best information possible.

It’s important to note that new owners will be Permanent Members of the Homeowners’ Association and are subject to annual dues. 

Annual Dues & Fees

The HOA dues (2026) are $142.00/year + the Waste Management trash service fee (2026) of $212.00/year. The combination of both costs total $354.00/year and are billed at the beginning of each calendar year. Fees are subject to change each year. 

 

Selling Your Home & Working With Real Estate Agents

If you’re selling your home in CKSII, work closely with your real estate agent to ensure all required HOA documents – especially the Status Letter and Disclosure Package – are ordered early to avoid closing delays. Be sure to review associated transaction fees in advance, as these costs are typically the seller’s responsibility. Please note, all fees listed are estimates and subject to change; the HOA provides this information as a courtesy and is not responsible for final costs determined by third-party service providers.

  • Status Letter and Seller Required Disclosure Package
    • This package includes all necessary association documents and a status letter required for compliance with the contract to buy and sell real estate. The cost for this package is approximately $350, customarily charged to the seller at closing.
  • Additional Packages:
    • Your agent may select other packages that include more documentation and may cost more.

To avoid surprises at your closing, discuss with your agent the different packages, what they include, and their costs, as these fees are subject to change without notice. As a courtesy to CKSII homeowners, Keystone Property Management company has provided a sample fee schedule (posted on April 2024) to create awareness of what charges CKSII homeowners may see at their closing. HOA Overview

CKSII is an upscale covenant controlled community within Jefferson County. The main governing documents consist of: 

  • Protective Covenants – lay out general guidelines for homeowners to follow with the purpose of maintaining an upscale community in a consistent manner. The covenants are filed with Jefferson County. These covenants are binding and enforceable.
  • Homeowners’ Association Bylaws &
  • Governance Policies
  • – are the rules governing the operation of CKSII and are filed with the Secretary of State.

Sections of CKSII

CKSII was developed in four sections. Each section is identified on the map below and mandatory HOA membership varies based on the section of the Property.

Sections 1, 2 and 3: All lots are covered by the same protective covenants.  All lots are covered by the Columbine Knolls South Planned Development Restrictions (ODP). New owners in these sections will have a mandatory assessment and will be Permanent Members of the Homeowners’ Association.

Section 4: This section has no covenants and membership in the Homeowners’ Association is voluntary for this section. All lots are covered by the Columbine Knolls South Planned Development Restrictions (ODP).
