The Columbine Knolls South II (CKSII) Homeowners’ Association has many resources available for your review to assist in making an informed buying decision. Potential buyers and real estate agents are encouraged to review the information available and ask questions about the community. We are glad you are considering making CKSII your home and want to provide you with the best information possible.

It’s important to note that new owners will be Permanent Members of the Homeowners’ Association.

 

Overview

CKSII is an upscale covenant controlled community within Jefferson County. The main governing documents consist of: 

  • Protective Covenants – lay out general guidelines for homeowners to follow with the purpose of maintaining an upscale community in a consistent manner. The covenants are filed with Jefferson County. These covenants are binding and enforceable.
  • Homeowners’ Association Bylaws – are the rules governing the operation of CKSII and are filed with the Secretary of State.
  • Columbine Knolls South Planned Development Restrictions (ODP) – is filed with Jefferson County Planning and Zoning. It is the underlying zoning document for the development of our community, as well as several other communities in the immediate area, and is enforced by Jefferson County. This is a binding document for all homeowners in CKSII

Sellers & Real Estate Agents

If you are a current CKSII homeowner (i.e. the “Seller”) who plans to sell your home, please be aware that you will be charged real estate transaction fees as a normal part of the real estate closing process. Your agent can explain the fees in greater detail, and discuss with you what documentation you are responsible for during your closing.

At a minimum, the Seller must order a “Status Letter and Seller Required Disclosure Package” which includes all required association documents and a Status Letter, required for compliance with the contract to buy and sell real estate. The cost for this package is $350, which is charged to the Seller at closing. There are other packages your agent may select that cost more and include more documentation. In addition, there are other items your agent may choose to purchase, which you will pay for at closing.

To avoid surprises at your closing, please discuss with your agent the different packages, what they include, and their cost as these fees are subject to change without notice. As a courtesy to CKSII homeowners, Keystone Property Management company has provided a sample fee schedule (valid as of April 2024 and subject to change) to create awareness of what charges CKSII homeowners may see at their closing. Click to download .pdf fee schedule.

Sections

CKSII was developed in four sections. Each section is identified on the map below and mandatory HOA membership varies based on the section of the Property.

Sections 1, 2 and 3: All lots are covered by the same protective covenants.  All lots are covered by the Columbine Knolls South Planned Development Restrictions (ODP). New owners in these sections will have a mandatory assessment and will be Permanent Members of the Homeowners’ Association.

Section 4: This section has no covenants and membership in the Homeowners’ Association is voluntary for this section. All lots are covered by the Columbine Knolls South Planned Development Restrictions (ODP).
